We are recruiting for an Estates Surveyor

 An excellent opportunity has arisen for an Estates Surveyor to join the Potter Space team based at our offices in Ripon.

About the role

You will be assisting and reporting to the group Property Director to provide support for the five industrial estate locations to manage those properties with a view to maintaining asset value, compliance with legislation, lease obligations etc.

The job responsibility includes being an ambassador for the company at all times, liaising with tenants on all lease matters, performing surveys and reporting to the Potter Space team on the condition of major building assets. The role will cover the full spectrum of building surveying services, including design and specification, contract administration, building surveys, building pathology, and dilapidations. 

Scope

  • Five industrial Parks (229 Acres) @ Selby, Ripon, Knowsley, Droitwich, Ely. 
  • 1.53M sq ft warehouses/offices
  • 282,000 sq ft with full planning permission
  • 99% built property let
  • 41 occupiers  
  • Any other aquisitions

Principle responsibilities will be to undertake all property related activities in fulfilling the above including but not limited to:-

  • General lease queries relating to tenant lease covenants
  • Managing dilapidation assessments in advance of potential Landlords claims and Negotiation of dilapidation claims 
  • The preparation and agreement of Schedules of Conditions 
  • Assisting the procuring and management of new works (e.g. new build, alterations / additions, fit-outs, refurbishment etc.) from initial scheme to Final Account
  • The management of external consultants and advisors (property and environmental) where appointed for specific schemes
  • Supporting the wider property team from time to time

Financial Accountabilities  

  • Budgeting – capital expenditure and commercial service charge
  • Life cycle planning 
  • Construction costs 
  • Programme/project management

About your Knowledge, Skills & Qualifications

  • Excellent customer facing skills
  • Good understanding of leases
  • General awareness of property market and development process
  • Fully or part qualified or training to be MRICS / MCIOB with experience 
  • Strong Organisational and Communications Skills
  • Computer literate 
  • CAD design experience is essential 
  • Negotiation Skills 
  • Professional qualification or affiliation in engineering, surveying/property (RICS, chartered/incorporated Engineer or equivalent)  
  • Experience with planned maintenance 
  • Excellent skills/relevant experience in project management  
  • Clean driving license and the ability to travel nationally  
  • Good knowledge of construction and property law
